It was started by the current Owner in December 2015 and she is selling to move onto another career. The business was established in December of 2015, and the Owner has now reached the level she wished to get the business to. The company would now benefit from multiple management to help grow all of the four core incomes.


The Owners mission statement is “to provide an affordable, safe and well-run facility for families and local residents. Our strap line is ‘child led play’ which is projected across throughout the business in all we offer.” It is a unique concept.


The business has four main components:


  • the café which provides fresh and healthy produce whilst offering free use of the equipment;
  • the classes in the additional room downstairs;
  • the pottery painting which can be done anywhere in the café and can really bring in revenue during seasonal times i.e. Christmas;
  • lastly the biggest earner, which is the birthday party packages.


They are the only place that these all four core facilities are available under one roof, along with trained staff to offer a safe environment for children. They offer a free child led play café that has equipment to help educate the next generation in a different style to the usual soft play centres.


The cafe provides food and drinks including wraps, sandwiches, paninis, jacket potatoes pasta, fresh fruit only smoothies, coffees, ice cream, cakes and treats with gluten and dairy free options. There is also an extensive children’s menu.

The pottery side includes painting in the cafe – plates or mugs.

Children’s birthday parties are also organised, ranging from mini soft play for 1st and 2nd, crafts for 3rd and 4+ and offer pottery with disco. Food is provided in for ages.

The classes for children include a sensory room, mini soft play, messy play, languages, phonics and art classes.


The Owner has just launched bundle packages for the classes which need an injection of investment in advertising. She believes this is a service that is in demand as it makes it more affordable for families, it is an easy website to book on to it and it has proven to work for other competitors.


The business has been a finalist for the Independent Retailer of the Year Kingston Awards and Commended (third place) for SME business Kingston Awards. It is operated by a software system, allowing it to easily expand. The client base is steadily increasing with around 70% of business being repeat.

The business is operated by the Owner and 3 part time staff, one of whom helps with the marketing activities.

Property Details

The basement area is 40 sqm approx. with a hallway room and a classroom.

The first floor consists of the main cafe area which is 60 sqm with a kitchenette, kiln cupboard and a toilet. The main customer area has 25 covers.

There is a small garden area to the front of the premises which has a buggy shed, as well as an astro-turfed area, with a sandpit.



The original lease was for 10 years, with a break clause at 8 years. There are 7 years left of a renewable lease and the rent is £20,000 pa, payable quarterly.
